Helping buyers understand the Strata Property Act, Depreciation Reports, Financials, Bylaws, and other related documents

Reviewing a condo’s strata documents is one of the most important steps you can take to ensure you’re making a sound purchase. A thorough strata document review can help you make an informed decision by ensuring you understand the regulations, restrictions, financial obligations, and potential risks or red flag items. But conducting a review can be time consuming, and the documents can be difficult to understand if you don’t know exactly what you’re looking for. Buyers may turn to lawyers and engineers for additional insights, but these services can be expensive, time consuming, and may result in an incomplete view if they lack experience in the day-to-day operations of strata corporations.

Sellers

Being prepared is the first step in ensuring a smooth transaction and avoiding preventable issues that may otherwise disrupt your sale.

The original intent behind Condo Clear was to provide support for buyers with understanding the documents provided to them during the purchase of a strata titled property; however, one of the biggest difficulties we have faced is ensuring that all the documents are being provided. As it currently stands, approximately 95% of the documents packages we receive are missing information that buyers need to make a decision. This often results in a great deal of extra work and time trying to track down these missing documents.

Realtors

Given the current rule changes and renewed scrutiny of the real estate industry can you afford to be unsure of strata regulations?

Whether you are working on behalf of a buyer or seller you have certain statutory obligations that must be met, and we can help. With the ever-increasing complexity of strata corporations, it is difficult for a licensee to stay up to date. In the past Realtors were left with very few options in how to deal with strata documents, this is contrary to other markets, such as Alberta, where document review services are common place and have been for the last 20+ years. By involving Condo Clear we can help by reducing the amount of time you spend on documents so you can focus on the key aspects of your role while helping to mitigate liability by having a third party with the proper experience and credentials take on that burden for you.

What we offer

We offer three (3) levels of service to suit your individual needs, starting at $195 plus tax.

1.

Document Check

Did you know that approximately 95% of the document packages we receive are missing information? This option is ideal for sellers and listing Realtors that want to ensure the document package provided to potential buyers is complete.

This option includes the following:

  • We sort the documents and put them in an easy to reference format,

  • Check to see if everything has been provided,

  • Provide a list of any missing documents,

  • Update the file as new documents are provided to us; and,

  • Provide you with a link that can be shared with any potential buyers.

All files are organize and compiled into one PDF document provided via Dropbox – no need for an account, just click and download!

2.

Buyers Review – Level 1

This option is best suited for a buyer that would like help understanding the Depreciation Report, bylaws, and financial status of a building but are comfortable reviewing the minutes themselves.

This option includes a review and summary of the following:

  • Form B,

  • Financials,

  • Depreciation Report(including a projection of special levies over the next ten (10) years),

  • Insurance,

  • Bylaws/Rules,

  • Strata Plan; and,

  • AGM/SGM minutes (Two years).

3.

Buyers Review – Level 2

This option is best suited for buyers that would like to have a comprehensive view of the strata corporation.

This option includes a review and summary of the following:

  • Form B,

  • Financials,

  • Depreciation Report(including a projection of special levies over the next ten (10) years),

  • Insurance,

  • Bylaws/Rules,

  • Strata Plan,

  • AGM/SGM minutes (Two years); and,

  • Council Minutes (Two years).

Additional Documents

In addition to the above, we can also review the following documents for an additional charge (billed hourly at $115/hr):

  • Engineering Reports

  • Warranty Submissions

  • Warranty Certificate

  • Disclosure Statements

Rush Services

Rush Services may be available for an additional fee.

  • Guidance on the Strata Property Act, and other applicable legislation;

  • Best practices for strata corporations;

  • Drafting budgets;

  • Treasurer support;

  • Drafting minutes;

Chairperson Services ($295 plus tax)

We can provide support for:

  • Review of the bylaws (pertaining to meeting procedures);

  • Consultation with the council;

  • Rules of order to be included in the meeting package; and,

  • Up to two (2) hours of chairperson services at the meeting.

How our Services Work

  • 1. Submit an order form on our website: www.condoclear.ca.

  • 2. You will then receive an email with an electronic agreement to read and sign.

  • 3. Your review will then be added to our queue. We try to complete the review no later than the day before your subject removal date.

  • 4. We will sort through the documents provided and send you/your Realtor a list of any missing or additional documents we recommend obtaining for the review (over 95% of the strata document packages we initially receive are missing documents).

  • 5. The cut-off time for providing documents is typically 11am the day before your review is scheduled; however, we do try to be flexible when time allows.

  • 6. Once the review is completed, you will receive an email with a link through which you will be able to access your online summary. You will have the option of downloading a PDF copy of your summary, as well as the complete strata document package that we reviewed.

  • 7. We will then email you an invoice. Payment can either be made online by credit card (Visa or Mastercard) or by e-transfer.

  • 8. If you have any questions, you will be able to book a meeting with your Review Advisor to discuss your review in more detail.

Who we are

Condo Clear Services is a real estate brokerage licensed by the Real Estate Council of B.C. We have hands-on experience managing strata corporations and strata property issues, from day to day operations to big challenges such as warranty claims, insurance claims, and building remediation. This experience provides us with the tools we need to provide you with the support you need.

Prior to founding Condo Clear Services, Ryan was a Regional Director with one of the premier strata management companies in B.C. He has been involved with the management of some of the most complicated and highly recognizable strata corporations in the province. Aside from his professional experience, Ryan has also been an owner, investor, and council member in multiple strata corporations over the last 10+ years. This has resulted in a level of experience which is difficult to rival in the industry. This experience includes, but is not limited to, leaky condo remediation, sections, depreciation reports, and new home warranty. Ryan’s vision is to provide potential buyers with a resource they can depend on when purchasing a home or investment and give strata corporations a viable alternative to traditional management services.

Since 2006, Meghan has worked in Strata, Rental, Trading, Administration and Bookkeeping within the Real Estate Industry.  She has worked for three of the largest strata management firms in the province, along with helping to start up strata management services within smaller brokerages as a licensed Managing Broker.  She has been involved with the management of both small and large strata corporations, from full management to self-management with consulting services, from inception to winding up.  Aside from this professional experience, Meghan has owned strata properties in 2 provinces and is able to see properties from multiple stakeholders perspectives as a result.  With a passion for continuing education, Meghan is currently enrolled in the Urban Land Economics program at UBC.  Meghan’s experience and education provides her with the opportunity to provide real estate purchasers and investors with the information to make sound decisions and strata corporations with the tools to needed to operate successfully.
